Preparation and realistic comparisons can shape a stronger first impression.

Before listing, sellers should align the home's presentation, price, and negotiation plan around the recent market evidence. The most useful next step is to understand how buyers may compare your property with alternatives and recent closed homes.

July active listings had a median list price of $465,000. The active-listing median declined 1.3% month over month. July pending listings had a median list price of $450,000. The pending-listing median was unchanged from the prior month. New pending listings had a median list price of $430,000. The new-pending median increased 0.2% month over month. July sold listings had a median sold price of $429,250. The sold-price median declined 2.6% from the prior month. Median days on market was 16 days. The reported market type was a seller's market.

Active, pending, and closed homes answer different questions for a seller. Active listings show the alternatives a buyer can consider. Pending properties can help frame the price points attracting accepted contracts. Closed sales provide important evidence for a realistic value discussion. A polished launch cannot overcome a price that ignores close comparisons. A seller's market label does not eliminate the need for careful condition review. A clear plan before launch supports more consistent decisions once activity begins.

Walk through your home as a buyer would before selecting a listing date. Address presentation items that could distract from the home's strongest features. Review comparable active, pending, and closed homes with a clear selection method. Choose a price range that reflects the home's condition and competition. Collect documents and property details buyers may request during due diligence. Discuss your preferred closing timing and negotiation boundaries early. Plan how you will assess showing feedback after the listing becomes available.

Start your listing preparation on solid ground

A pre-listing review can identify the information needed for a well-supported launch. It can connect condition, competition, and timing to your pricing decision. You can also outline negotiation priorities before buyers begin responding. A defined process helps keep the transaction organized.
